The Fun Part: House Hunting
Now that you’re pre-qualified for a mortgage & narrowed down your search based on your "needs & wants", it’s time to start looking at homes. As your Winnipeg REALTOR, I will personally hand select active listings which meet your desired criteria. Also, the minute a new listings comes to market you will be notified. In a busy market this is absolutely crucial as some homes sell in a matter of days, sometimes hours! On top of that, you will have the inside advantage as I have knowledge of homes which haven't even hit the market!
Offer to Purchase
Congrats! You have found the house of your dreams. We begin by drafting the Agreement of Purchase and Sale. This is a legally binding document which contains everything from the price you are prepared to pay, date of possession, inclusions and more.. we will spend ample time reviewing this document prior to even stepping in a home to ensure you are 100% comfortable when it comes time to make an offer.
Finalizing the sale
Conditions are requirements within the Agreement of Purchase and Sale that must be met for the deal to complete (ex: condition for financing, lawyer's approval & home inspection are most common). Once conditions satisfy the sale is final, and the agreement is binding. Sounds simple enough..
